Airbnb Global Capability Center Pvt Ltd has signed a lease for 46,437 square feet of office space in DLF Cyber City, Gurugram. This move comes as demand for premium office real estate by Global Capability Centers (GCCs) in India remains strong.
The lease agreement stipulates a monthly rent of approximately ₹61.53 lakh over a five-year period, with an annual rent escalation of 5%. Additionally, Airbnb has made a deposit of ₹5.54 crore for the office space located on the 21st floor of Tower A.
Market Insights: Raja Seetharaman, co-founder of Propstack, noted that Airbnb's expansion is indicative of the growing momentum in India's commercial real estate sector. He emphasized that GCCs are evolving from mere back-office operations to key players in premium institutional leasing. The commitment from tech leaders to long-term leases at rates exceeding ₹130 per square foot reflects a robust appetite for high-quality infrastructure.
In the first quarter of the year, GCCs led the office space leasing market, accounting for a record 9.1 million square feet, which represented 44% of the total absorption of 20.7 million square feet, according to property advisory CBRE India. The demand has been primarily concentrated in major hubs like Bengaluru, the Delhi-National Capital Region, and Mumbai, driven largely by Fortune 500 companies and U.S.-based firms.
Future Trends: The increasing preference for green-certified and amenity-rich locations signifies that the trend of 'flight to quality' has become a baseline expectation. As companies adopt AI-ready workspace strategies and GCCs develop into multifunctional innovation hubs, leasing activity is expected to remain strong through 2026, according to Ram Chandnani, managing director of leasing services at CBRE.
Airbnb CEO Brian Chesky has indicated that the company plans to continue investing in India, recognizing it as one of the fastest-growing global markets, fueled by a rising middle class and an adventurous Gen Z demographic.
This strategic move aligns with Airbnb's long-term vision to cater to the increasing number of domestic travelers in India.
